How I read the market
Three numbers I watch every week
Most market commentary lives at the metro level. That's useless if you live in Brighton or you're considering Anthem Ranch. The Denver Front Range is six different markets in a trench coat, and I track each one separately.
The three numbers I watch: active inventory (supply), median days on market (urgency), and list-to-sale ratio (negotiation room). Together they tell you everything you need to act on, in either direction.
This Quarter at a Glance
Sub-market temperature check
| Sub-market | Trend | What I'm seeing |
|---|---|---|
| Commerce City + Reunion | Steady | New construction absorbing well; resale steady at sub-$600K. |
| Brighton | Tightening | Inventory still below 90-day average. Well-priced homes go in 14 days. |
| Thornton | Balanced | Buyers regaining negotiating room over $700K. Sub-$500K still active. |
| Westminster | Steady | Established neighborhoods showing best resilience; HOA-heavy areas slower. |
| Broomfield (incl. Anthem Ranch) | Active | 55+ communities consistently moving. Rightsize buyers are out in force. |
| Boulder + Lafayette + Louisville | Premium | Always its own market. Days on market low, price-per-foot high. |
