What's actually happening in the Front Range

Not headlines. Not hype. The numbers I'm seeing in the MLS this week, what they mean for the next 90 days, and how I'd act on them.

How I read the market

Three numbers I watch every week

Most market commentary lives at the metro level. That's useless if you live in Brighton or you're considering Anthem Ranch. The Denver Front Range is six different markets in a trench coat, and I track each one separately.

The three numbers I watch: active inventory (supply), median days on market (urgency), and list-to-sale ratio (negotiation room). Together they tell you everything you need to act on, in either direction.
