Flagship Service · SRES Certified

The flagship of what I do.

Selling the home you raised your family in is a transition, not a transaction. I run this work with the patience, the network, and the financial literacy it deserves.

Patient pace

We move at the speed your family actually needs. Not the market's. Not your kids'. Yours.

Family-inclusive

Adult children on Zoom, daughters out of state, blended families: everyone in the loop, nobody left guessing.

55+ community fluent

Anthem Ranch, Skyestone, Heritage Todd Creek, Heritage Eagle Bend, Encore at Eastlake. I know the trade-offs.

Financially literate

Capital gains, Medicaid look-back, reverse mortgage trade-offs. I work hand-in-hand with your CPA and estate attorney.

Why this is the flagship

Because this work deserves more than a listing agent

A standard Realtor lists your house. That's maybe a third of what this transition actually requires. The other two-thirds? Family meetings (sometimes with kids in three different time zones). Sorting 30 years of belongings into keep, gift, donate, and sell. Coordinating senior move managers, estate attorneys, CPAs, and Medicare advisors. Finding the right next home, not just any next home.

I built my practice around this work because most general agents don't have the training, the patience, or the partner network for it. SRES is the credential. The way I run the work is the difference.

55+ communities I know

Where senior transitions land

Five communities I work in often enough to give you the unvarnished read on each. Plus a deep bench of single-story rightsizes in established neighborhoods if HOA living isn't your speed.

Anthem Ranch (Broomfield)

Del Webb's flagship. 1,335 homes, top-tier amenities, lock-and-leave lifestyle. My most-requested community. Strong resale market.

Skyestone (Broomfield)

Taylor Morrison. 519 homes — boutique scale, walkable, less HOA-intensive than Anthem. Great for active 55+.

Heritage Todd Creek (Thornton)

Lennar 55+ with golf, indoor pool, clubhouse. 1,300 homes. Strong value per square foot, easier price entry.

Heritage Eagle Bend (Aurora)

Established 55+ golf community. Mature landscaping, deeper resale inventory, often more home for the dollar.

Encore at Eastlake (Thornton)

Gated, 140 homes. Smaller scale, tighter community feel. The right fit when Anthem feels too big.

Single-story rightsize

Not everyone wants an HOA or a 55+ label. I help find ranch-style rightsizes in Brighton, Westminster, and Commerce City you already love.

The Process

The 6-month sequence I run with most families

  1. 01

    Family conversation (no decisions)

We meet — you, me, and (if you want) your adult children, on Zoom or in your living room. I listen. No selling. No paperwork. Just a clear map of what you're trying to figure out.

  2. 02

    Two-track planning

We work both sides at once. Your current home and your possible next home. The two timelines have to fit together, and I quarterback both calendars.

  3. 03

    Financial alignment

Looped in early: your CPA on capital gains and depreciation, your estate attorney on trust and POA logistics, a Medicare advisor if you're moving to a new county or aging into a new plan.

  4. 04

    Sort, donate, pack

Senior move managers from my partner network handle this. Sort sessions, estate sales, donation pickup, packing. They speak the language of 30 years in one house.

  5. 05

    List, negotiate, close

Light staging using your own furniture, professional photography, drone for larger lots. I price aggressively for your timeline and structure the close with the move-out window your family actually needs.

  6. 06

    Settle into the next chapter

After close I stay in your corner. Handyperson referrals in your new neighborhood, community connections, quarterly check-ins for a full year. The relationship doesn't end at closing.

The fastest move is rarely the right move. My job is to make sure the move you make is the one you'd choose again.

Who I work with

Three readers. Same conversation.

Senior transitions almost never involve just one person. I'm comfortable running this work with any combination of the three people below in the room.

The older adult

Maybe you've been thinking it's time. Maybe a friend just moved to Anthem Ranch and you're curious. We start where you are, and we go at your pace.

The adult child

You live in Boulder, or Seattle, or Texas. You can tell mom needs help thinking through this and you don't want to overstep. I'm comfortable being your bridge.

The whole family

Sometimes the right meeting has everyone in it: parents, adult children, in-laws. I run those meetings often. Decisions stay with the parents.

What families ask me most

One conversation. No pressure. The pace is yours.

Whether you're 18 months out or moving next quarter, the next step is the same: a real conversation about what's possible.
