Rightsizing · SRES Certified

Less house. More life.

When a 3,000 square foot family home no longer fits, the move itself is the hardest part. As a Seniors Real Estate Specialist, I run this process at the pace your family actually needs, not the market's pace.

What rightsizing actually means

A move designed around the life you want next

Rightsizing isn't downsizing. Downsizing is about square footage. Rightsizing is about fit: the right home, the right neighborhood, the right distance from your kids and grandkids, the right level of maintenance for the life you want in the next chapter.

Sometimes that's a smaller single-story in your same town. Sometimes it's a 55+ community like Anthem Ranch, Skyestone, or Heritage Todd Creek. Sometimes it's moving closer to a daughter in Boulder. My job is to help you and your family figure out which one, and then to make the actual move bearable.

55+ communities I know

Where my rightsizing clients land

Anthem Ranch

Del Webb's Broomfield community. 1,335 homes, lock-and-leave lifestyle, top-tier amenities. My most-requested community.

Heritage Todd Creek

Lennar 55+ in Thornton. 1,300 homes with golf, clubhouse, indoor pool. Strong value per square foot.

Skyestone

Taylor Morrison in Broomfield. 519 homes, smaller and more boutique than Anthem, with strong walkability.

Heritage Eagle Bend

Established 55+ golf community in Aurora. Deeper inventory of resale homes, mature landscaping.

Encore at Eastlake

Gated 140-home Thornton community. Smaller scale, tighter neighborhood feel.

Single-story rightsize

If a 55+ HOA isn't for you, I help find ranch-style rightsizes in established neighborhoods you already love.

The Process

A move that respects 30 years in one house

  1. 01

    Family conversation

I sit down with you and (if you want) your adult children to talk about what's working, what isn't, and what the next chapter looks like. No selling, just listening.

  2. 02

    Two-sided plan

We work both sides at once: preparing your current home for market AND scouting the right next home or community. The two timelines have to fit together.

  3. 03

    Sort, donate, pack

I coordinate my vetted senior-move-manager partners who specialize in 30+ years of belongings. They handle sort sessions, estate sales, donation pickup, and packing.

  4. 04

    Pre-list prep

Light staging using your own furniture, professional photography, drone work for larger lots. We don't do gut renovations; we make your home shine as-is.

  5. 05

    List, negotiate, close

I price aggressively for your timeline, vet every offer, and structure the close with the move-out window your family actually needs.

  6. 06

    Settle in support

After close I stay in your corner: handyperson referrals, community connections in your new neighborhood, and quarterly check-ins for the first year.

The fastest move is rarely the right move. My job is to make sure the move you make is the one you'd choose again.
