The Process

From first call to keys in hand

  1. 01

    Free buyer consult

    We meet (Zoom or coffee), I listen to your life — not just your budget. We talk neighborhoods that fit how you actually live: commute, schools, walkability, parks, the works.

  2. 02

    Lender intro and pre-approval

    I introduce you to two or three trusted local lenders so you can compare quotes. We get you a real pre-approval letter (not a pre-qualification), and I help you read the loan estimate line by line.

  3. 03

    Tour, evaluate, offer

    We tour homes in batches, I send you my honest read on each one, and when you find the right one we write a competitive offer that protects you with the right contingencies.

  4. 04

    Inspection + appraisal

    I attend inspection with you, translate what matters from what doesn't, and negotiate repairs or credits. I also coordinate the appraisal and address any value gaps with the lender.

  5. 05

    Close + welcome home

    Final walkthrough, closing disclosure review, signing day at the title company, and keys. After close I stay in your corner for warranty questions, contractor referrals, and the next chapter.

Colorado has more first-time buyer help than most agents bother to learn. I know the local programs and the lenders fluent in them.

CHFA (Colorado Housing Finance Authority)

Up to 4% in down payment and closing cost assistance for buyers under income limits. Works with FHA, VA, USDA, and conventional loans.

Adams County HOPE

Up to $25,000 in deferred-payment assistance for buyers in Adams County including Commerce City, Brighton, and Thornton.

Metro DPA

Forgivable second mortgage program for buyers across the Denver metro. Pairs well with FHA and conventional loans.
